Recent legislation passed in Colorado removes many of the previous roadblocks for ADU construction. Cities and counties are now required to allow ADUs in single-family residential zones, making it simpler than ever for homeowners to add secondary living spaces to their properties. Whether you're considering an in-law suite, rental unit, or detached guest house, now is the time to build.
In Denver County and similar municipalities, ADUs must be placed in the rear 35% of your lot. Side and rear setbacks depend on your lot's width and whether it has alley access. Visual compatibility with your main house is required, meaning the ADU must look like it belongs — no shipping containers or radically different styles. Size limitations apply, and mobile homes or RVs do not qualify as legal ADUs.
